Pioneering principles for micro-residential construction

A piece of derelict land in an attractive location in St. Gallen is to be revitalised with microapartments for interim use. Led by Richard Jussel, Blumer Lehmann’s project development team has initiated a microapartment project based on the principles of the 2030 Agenda for a sustainable real estate industry. Together with the architecture firms Gemperli Stauffacher Architekten, Innoraum, K&L Architekten and Waldburger Partner, they are developing the project on the BIM platform.  

The two planned modular houses offer a total of 23 microapartments: nine apartments measuring 3.15 m x 10.9 m and 14 apartments measuring 4.1 m x 8.9 m. Individual living and space concepts, a variety of kitchen layouts and some smart built-in furniture with storage space for compact living give the studios their own distinctive character. Each studio is made using one timber module that is produced in our factory and kitted out with electrical, heating and sanitary facilities. Before the modules are produced, the CO₂ consumption per m2 is calculated, and the aim is to keep the value as low as possible. Assembly on the construction site is completed within just a few days. The planned three-storey new build will consist of a total of 24 timber modules that can be dismantled and reused at a later date: 23 microapartments and one module for building technology. 

The apartments are accessed via a shared arcade, which is designed to encourage socialising and interaction. One or more of the apartments will be designed to be accessible. A solar power system is to generate affordable and clean energy for personal use and mobility. The range of microapartments is aimed at individuals and couples of all ages who want to live in a central, affordable and minimalist setting and who value a sense of community.
